Services include

Following a site visit and discussing your site ambitions, we can produce a strategic brief setting out the project objectives. We will undertake sketch designs exporting the options and discussing the direction you would like the project to take. This design development will take place within the context of local, regional and national planning policy minimising any risks related to the planning process. A clear timetable can be provided setting out the design and approval process.

With changes to the planning process, the majority of Local Planning Authorities now provide Pre-Planning consultation services. Requiring outline design information this process is not within the public domain and allows discussions to take place with the local planning officers. Where appropriate we can engage in this pre-application process providing clear and appropriate information for the planning officers allowing for a more detailed response minimising ongoing risk at the full planning stage.

We provide a realistic and economical architectural solution for each individual project with a detailed time-frame and construction budget. The aforementioned design process and continued consultation with our clients, ensures a successful design outcome leading to successful planning approval.

With extensive technical experience we continue to develop and improve designs as they progress to the construction phase. Understanding the latest developments in materials and technology is key to achieving the highest quality of building. Details are considered carefully to comply with statutory requirements as well as providing low energy building solutions.

Health and safety is designed and executed. We also offer design risk assessment and can guide our clients through the changes in their responsibilities under the latest Construction Design and Management Regulations. Fire and acoustic regulations are complied with and costs are calculated to provide a realistic construction process.

It is often considered that the architects work is done at the fabric of a building however we feel it is key to understand how people intend to inhabit and utilise their space to surpass their expectations. Through interior 3D’s and developing room and finishes schedules this process can be broken down into easily managed decisions that our clients can consider while understanding the cost implications of differing options.

We have experience of Grade I and II listed residential and commercial buildings. The design process is carefully planned to minimise unforeseen damage to our heritage while we take a progressive approach to celebrating our heritage while differentiating between old and new.

We regularly work within conservation areas and the implications of this are considered further to understanding local planning policy and reviewing the relevant documents and appraisals provided by the Local Authority. The constraints can be discussed with our clients at an early stage so an appropriate proposed design can be progressed.
